Can you get a mortgage if you have a CCJ?
Mortgage with a CCJ, or County Court Judgements, is definately possible. However, as with defaults, a lot will depend on the date of registration and the amount.
Whether the CCJ has been satisified or not is not such an issue. Some lenders may insist on satisfaction on completion of mortgage.
CCJ registered within the last 12 months
If you have a CCJ registered within the last 12 months you can expect loan to values (LTV's) to be in the region of 70 - 75%. This will depend on the
amount of the CCJ, with anything over £1000 being more difficult to place with a LTV above 75%. That is to say, if you wanted to purchase a house with a value of
£100000 you would have to find a deposit of at least £25000 to be considered for a mortgage of £75000.
CCJ registered over 12 months ago
If you have a CCJ registered over 12 months ago and no other credit issues things start to get a little easier. You can expect LTV's to get above 75%, especially if
the CCJ registered amount is within £1000.
If the CCJ was registered over 2 years ago the registered value of the CCJ becomes less of an issue with registration over
3 years ago some lenders simply ignore them meaning you may be eligible for standard mortgage terms.
